Hudson Mosaic
Hudson Mosaic at 388 Hudson Street is a 345,000-square-foot mixed-use development in Manhattan’s Hudson Square neighborhood that transforms an underutilized DEP-owned site into approximately 280 units of 100 percent affordable housing integrated with a state-of-the-art public recreation center operated by NYC Parks. As a first-of-its-kind project, Hudson Mosaic establishes a replicable model for combining affordable housing, wellness, and civic infrastructure within a single development. The recreation center is envisioned as a comprehensive community wellness destination, featuring aquatic facilities, fitness and exercise spaces, indoor courts, multipurpose studios, youth programming, and flexible community gathering areas designed to promote physical health, mental well-being, and social connection for residents and the surrounding neighborhood. Together, the housing and wellness amenities create an inclusive, community-centered environment that expands equitable access to recreation and healthy living. Designed by Herzog & de Meuron in collaboration with Curtis + Ginsberg Architects, the project is being advanced by HPD in partnership with NYC Parks and DEP, with Camber Property Group, Services for the UnderServed (S:US), and Essence Development serving as the development team.
